Google Knol publishes our new article titled: The Energy Tax Aspects of a Restructuring U.S. Mall Industry

In the aftermath of a severe economic downturn and the reemergence of General Growth Properties from bankruptcy, three huge U.S. mall developers are currently marketing 40 shopping malls for sale. The three large mall sellers are Westfield Group, Simon Property Group, and General Growth Properties. Some of these malls have not had a major facilities upgrade in many years and use far more energy than modern shopping facilities. According to the Wall Street Journal, the four malls being sold by Simon Properties are, on average, 27 years old and haven’t had a major renovation in 13 years. Those four include Gulf View Square and Boynton Beach Mall in Florida, and Knoxville Center and Oak Court Mall in Tennessee. Westfield Properties is selling Downtown Plaza in Sacramento California, Solano Mall in Milford Conn, and the Westland Mall in Hialeah, Florida. Westfield intends to utilize $2 billion in proceeds for the redevelopment and renovation of its remaining properties. The Westfield Group facilities slated for upgrades include Century City in Los Angeles, Valley Fair Mall in San Jose California and Garden State Plaza in New Jersey.

The skyrocketing price of oil coupled with major federal and state tax incentives is causing New York State warehouse and industrial facility to quickly convert existing oil and other non-gas systems to natural gas or upgrade existing gas heating systems to more energy efficient gas heating systems.

The 2008 collapse of the U.S. housing market had a particularly damaging effect on the domestic furniture industry. A virtual freeze on new and existing home purchases resulted in a drastic decline in furniture sales for furniture chains who, prior to the collapse, dominated the industry primarily by selling foreign made furniture1. The furniture industry has evolved for the most part to an import model where the furniture is stored in huge warehouses and sold through retails show rooms. Some major brands use large warehouse like structures as their actual retail facilities. As the economy continues to improve these companies will be able to realize significant energy cost savings and very large EPAct tax deductions by installing LED lighting in their showrooms as well as LED and other energy efficient lighting and heaters in their distribution centers.
Large store show rooms looking to showcase their furniture can use LED’s to provide the ideal focused lighting, while huge warehouses that hold the furniture before it reaches retail storefronts can realize tremendous operating expense reductions by installing LED or other energy efficient lighting. While each of these building types involves a distinct planning process with different tax implications, LED lighting can drive large tax deductions for all furniture chain facilities.

In the wake of the restructuring of the U.S. automobile industry, the U.S. car market is now dominated by seven major consolidated car companies: General Motors, Ford, Chrysler/Fiat, Toyota, Lexus, Hyundai, and Honda. In particular, as the U.S. brands recover, each is re-imaging itself as energy efficient by driving down all car models’ fuel consumption and consolidating their number of dealerships. In the quest to reduce operating costs these dealers are investing in facilities that match their brand’s fuel efficiency efforts.
To get an idea of the kind of fuel efficiency efforts U.S. auto brands are making, consider Ford’s new EcoBoost engine. According to Ford, the EcoBoost engine combines advanced direct injection technology and turbo-charging with a gasoline engine. The end result is an engine that can deliver up to 20 % better fuel economy, 15 % lower CO2 emissions, and improved driving performance when compared to larger displacement engines1.
Car dealers are interested in both energy efficient indoor lighting and energy efficient outdoor lot lighting. They are increasingly very comfortable with LED lighting technology because they have witnessed it mainstream into automobile headlight and taillight applications. LED’s are now mainstreaming into dealer showrooms and outdoor lots.
